Steps to Your Dream Loft Conversion or House Extension

1. Initial Property Idea Discussion & Survey

Your journey begins with a free, no-obligation quote. We’ll arrange a visit to discuss your ideas, check what’s possible within the space and regulations, and chat through budget and design. We’ll offer honest advice, creative solutions, and handle the entire process – keeping you informed every step of the way. Simple, stress-free, and tailored to you.

2. Free Quotation

After our initial discussion, we’ll provide a detailed quotation outlining all work, costs, and project timelines. This will cover everything, including architectural drawings, planning permission, and building authority approval. We’ll go through the quote with you to ensure everything is clear, making any adjustments if needed. Our priority is that you’re fully informed and comfortable before any work begins.

3. Acceptance of Quotation

Once you’re happy with the proposal, we’ll arrange for our surveyor to visit and take accurate measurements. From this, we’ll create detailed plans for your approval. After sign-off, we’ll handle all submissions to local authorities on your behalf and keep you updated throughout. We’ll liaise with building control, structural engineers, planning departments, and architects—so you don’t have to. As soon as approvals are in place, we’ll provide you with a confirmed start date for your project.

4. Leading Up To Your Conversion Commencing

Before we begin, we’ll visit again to go over final details—like where materials, skips, and access points will be placed—so we minimise disruption to your daily life. If scaffolding is needed, we’ll ensure it’s set up in advance, so everything’s ready to go on day one.

5. Your Conversion Project Start Date Is Here

Project Kick-Off Your start date arrives, and materials begin to be delivered. In most cases, we’ll remove a small section of the roof to create an access point, keeping disruption to your daily routine to a minimum. Structural Work Begins We install structural steel or timber beams supported by load-bearing walls, followed by new floor joists. Underfloor insulation and soundproofing are fitted between joists to meet regulations and improve comfort. Building Control Inspection A building control inspector visits to check the structural elements are compliant and correctly installed. Plumbing First Fix (if required) If you’re including a bathroom or en-suite, plumbing for water and waste is installed at this stage, followed by floorboarding. Roof & Window Installation Dormers, Velux windows, or any other roof alterations are carried out next. Insulation and electrical wiring are then installed. Another building control visit will be arranged to check this stage.

6. Your conversion is completed

Once your loft conversion is complete, we’ll ensure everything is tidied to the highest standard — inside and out. This includes a full clean of the work area, surrounding rooms, and any outdoor spaces such as gardens and driveways. Before we hand over the finished project, we’ll carry out a final inspection to make sure everything has been double-checked, cleaned, and perfected — so you can move into your new space with complete confidence and peace of mind.

7. Final Inspection From Building Control Inspector

Before you start furnishing your new space, a final visit from the building control inspector will be arranged. They’ll assess the completed work to ensure everything meets current building regulations. Once approved, you’ll be issued with a Certificate of Completion. We strongly recommend keeping this document safe, as it will be important if you decide to sell your home — serving as proof that the conversion was carried out in full compliance with regulations.
